CCTV and access control for apartments in Nairobi should support safe entry and useful incident review without making routine resident access difficult. Property managers need to agree the entrance workflow, camera views, staff responsibilities and equipment ownership before installation. These systems can support property operations, but CCTV is not a rent ledger and an access-control event is not a tenancy agreement.

Start at the entrance and follow the resident journey

Walk from the pedestrian gate and vehicle entrance to reception, parking, lifts and shared corridors. Identify where a visitor asks for admission, who responds and what happens if no guard is available. Separate pedestrian movement from vehicle-gate operation. A camera can document an entrance, an intercom can support a conversation and a controlled door can limit entry; one device does not automatically deliver all three functions. Agree which equipment belongs to each task.

Adapt the plan to the building, not the postcode

Keep property software and security responsibilities separate

A property-management application may hold tenancy and maintenance records, while a controller manages doors and a recorder stores video. Any connection between them needs an agreed purpose, compatible interfaces and a defined owner. Do not assume that rent arrears should automatically prevent access or that a tenant database should be copied into every security device. What should the committee approve?

Approve a marked coverage plan, equipment list, cable routes, power arrangement, installation schedule and acceptance tests. The contractor should explain exclusions, access equipment and reinstatement responsibilities. A committee can compare quotations fairly only when the same building areas and outcomes are specified.

Handover and enquiry checklist

Test resident entry, visitor admission, power interruption, playback and export before accepting the work. Give the responsible manager a simple operating guide and support route.
